Do I pay any fees or agent commissions?

No. You pay $0 in broker fees, listing commissions, or surprise administrative markups. When you sell directly to Good Path Homes, we also pay standard title and escrow closing costs. The written proposal shows expected net proceeds; customary title adjustments can still apply, and nothing is guaranteed until you sign.

Can I sell the home strictly as-is, even with major damage?

Yes, completely as-is. You do not need to patch drywall, fix roof leaks, replace plumbing, paint, or even sweep the floors. Furthermore, if the home contains unwanted furniture, junk, or heavy belongings you don't wish to move, you can leave them behind—our team handles complete cleanout at our expense without deducting from your net proceeds.

What if the house has unpermitted additions, code violations, or hoarder conditions?

We regularly purchase homes with significant deferred maintenance, structural defects, municipal code violations, or long-standing clutter. We underwrite the property taking its current condition into account so you don't have to spend a single dollar out-of-pocket or navigate municipal hearings.

How fast can we close?

Some closings happen in about 7–14 days when title is clear — for example if you need relief before an auction date. You still set the target calendar. If you need 30, 60, or 90 days to arrange your next home or sort heirlooms, we work toward that date. We do not guarantee a specific closing day until it is in a signed agreement.

Is Good Path Homes a loan company, credit repair agency, or legal service?

No. Good Path Homes is an independent private residential buyer and principal investor. We do not provide legal, tax, foreclosure-defense, bankruptcy, or lending services. We provide residential purchase solutions. If you need legal or debt counsel, we always encourage speaking with an independent attorney or licensed HUD housing counselor.
